NIANJEMA LOW-COST HOUSES

BETHEL AFFORDABLE HOUSES


Is the project implemented by NIANJEMA NEEDY FOUNDATION (LOCAL NGO) aimed to enable people them that have not enough able to collect  large amount of money at once for a house construction but can slowly manage to pay, depending upon their income per month or per year.
                                                     IN VILLAGES
Majorities of people around Tanzania live in “Mbavu za mbwa orTembe” houses, basic wooden frames covered with mud. Almost 75% of people live in houses with bare earth floors. Leaking roof leaves pools of water inside the house, providing localized breeding grounds for mosquitoes. Those houses are almost always overcrowded and required tremendous amount of maintenance, while entire walls often collapse in rainy season.

This types of housing exposes families to all kinds of health and safety risks especially from ticks and insects concealed in unfinished walls and snakes in the thatch, parasites seeking human hosts and malaria mosquitoes entering through unscreened windows and door ways. The majority of families also either shares, or has no access latrine: significantly increase risk of diseases such as dysentery, diarrhea and typhoid fever.       
                                               IN TOWNS
Low income families are frequently forced to pay high rent for appalling accommodation. Extended families often live in one or to rooms, sharing inadequate facilities with more than eight families.
THE LOW COST HOUSE.
The said low cost house can be built according to the desire or income of any one who need it. It is not a free house but any one who needs it will suppose to pay not less than 0.05% of the total cost of the said house per month, within ten years, so as to sustain the said project.
The low cost houses consist of two to four rooms built with walls of burnt bricks or cement blocks, solid foundations, cement floors. Screened windows, roofs of corrugated iron sheet,  cement and sand tiles, ceiling boards, master bedroom with flash latrine, bathroom, store, kitchen two or three other separated rooms of equal sizes, plastered walls and paint. The above type of low cost house will be calculated depending on size of each plan.
WHO CAN APPLY
Any one can apply e.g. Government schools Orphans homes, faith based organization, Non Government organizations and individual person of any sex.
                                                 HOW TO APPLY
Get an instruction at NIA NJEMA local Offices. See address bellow. Also the applicant will suppose to complete form no, 1-5. Any applicant must have a plot surveyed by district land officer or any plot certified by ward or village executive secretary.
WHERE DO WE BUILD (CONSTRUCT)
Any where around Tanzania mainland, regardless distance from where you fill or register the home owner form. But will depend upon the number f applicants them that wants to built where you desire to build too ( they must be not less than ten applicants)
WHAT ACTUAL DO WE FUND (CASH)
Our aim is timely helping only to build a house. We do not fund money. Every one will suppose to deeply and carefully learn all conditions of the said low cost house before application.
                                  CONTRACT FORM
Is an agreement form to be made between borrower and facilitator
 (Organization) before court or commissioner for oath, with the following conditions.
1.      That, if a borrower is an employee the credit will be deducted install mentally from the monthly salary by 25% of the basic salary. And NIANJEMA Needy foundation will issue receipts for each delivery of cash made by a borrower.
2.      That,  installment scale will work for approximately  two to ten years depending on the promotion and demotion of salary scale or an income of the borrower (payer)
3.      That, if the borrower is business or any other person, will require to pay 0.05%  of the whole loan  depending on income.
4.      That, the  construction of the house will officially be committed  to start just signing a legal contract, availability of building site (plot) and advancement  payments.
5.      That, the borrower will be handed over a completed house as well as to proceed with install mentally settlements system till the end of loan.
6.      That, if the borrower will be able to settle out the loan at once or increase the installment scale, will have to inform the facilitation management and obviously will be allowed.
7.      That,  if the borrower will decide to stop the monthly  delivery due as issued by contract, mean while construction is on  progress, the facilitation management will issue three monthly notification  in three intervals  within 90 days ( three months) before  Nationalizing  the whole  property.
8.      That, this construction is applicable to all regions including their District in main land wherever the borrower will have applied for.
9.      That, if unfortunately the borrower dies
                         (a) For completed House
                                   i.      Inheritors will e required to proceed with a contract of delivery they may rent out the house to tenants so as to manage the installment scale made by the borrower (deceased)
                                 ii.      If the inheritors will fail to meet the contractors conditions made by the borrower (deceased) The facilitators has the right to take over the house and sell it, so as to balance between the credit (Loan) and if any access amount after selling the
                                iii.      house and if any access amount will be found it will be the right of inheritors to be paid back.
                              (b) For Incomplete house
                               iv.      If Inheritors are able to carryout duties agreed in a contract by a borrower (deceased) they will have the right to possess the house after completion of settlement.
                                 v.      If inheritors will fail to settle out the installment scale as seen in a contract, Building site together with constructions work done will be sold by the facilitators. Comparison will also be considered to see if any access amount after selling the whole property. And if any access the facilitators will do some refund to inheritors.

2.0              EXECUTIVE SUMMARY

INTRODUCTION:
Nianjema Needy Foundation is  a non Government Organization (NGO) its headquarter are based in Madaba Town of Mahanje Ward , Songea Rural District, Ruvuma Region on the South of Tanzania, East Africa with Registration SO. 10927.

MISSION
Our mission is to bring the community and PLHA’S and ORPHANS CHILDREN into a community cause of advocating for their basic rights and to provide them with services that particularly demand empathy.

3.0              BACKGROUND INFORMATION:
Ruvuma Region is one of the most effected Regions by HIV/AIDS in the Country. The Region noted people with HIV/AIDS in 1986 when it was said 20 patients were reported.

It is assumed that up-to December 2005 about 800 people found infected by HIV/AIDS and 300 were in beds.

Various efforts are taken by various, stake holders e.g. Songea Hospital (HOMSO) Institution, NGO’s and the community members are few examples.

Taking the current situation existing within Madaba Division and the number of people infected by HIV is increasing and hence creating a big number of bed-ridden patients and Orphans.

The highly HIV transmission began at the period of Makambako to Songea tarmac road construction from year 1980 – 1985.  Mahanje Division is along Songea to Makambako highway zone about 123 kilometers from Songea Town.



ON GOING PROJECT
Nianjema started to work as a voluntary activity on MVC and HBC programs since 2005, there after joined as a WALTER REED PARTNER in FY 2007/2008.

AREA OF OPERATION
Nianjema Needy foundation is working in 17 villages of 4 wards of Madaba Division. There are 1,525 of PLHAs and 1,503 Orphans, as shown in table bellow.

PROBLEMS THAT PEOPLE ARE FACING:

PROBLEMS STATEMENT
-         Increasing member of in our area is terrible for by the year 2005 to 2007 the affected people were 460 but till now there are 1,525 PLHAS.
-         Increasing number of bedridden particulars from 250 patients reported 2 years ago to 570 patients to date.
-         Decreasing of main powers in our area increasing day to day.
-         Increasing of death
-         Number of orphans increasing from 600 to 1,503 to date.
-         Increasing number of street children due to luck of parents who could care them.

4.0              INTERVENTION DESCRIPTIONS

-         To educate people of our area that they could know the dangerous of unsafe sexual
-         Education to family those who care patients that they can be care to be infected through patients.
-         Home based care to affected bedridden.
-         Establishment of income generating to affected family and orphans families.
-         Great deal of campaign with local leaders and education how to decrease HIV/AIDS problem 90% for the year 2010/2011.

-         To provide Testing and Counseling services to various people so that they may be willing to be tested HIV/AIDS and know their results in order to take care themselves and to avoid spreading of HIV infection to others.
-         To establish income generating activities to sustain PLHAs, and orphans children as well as Nianjema so that they can be able to repetitive serving.

In many families of villages in our area have patients them that affected with HIV/ AIDS approximately every after 5 group of families, one house have a patient affected


So Nianjema planned to establish FIRST AID AND HOME NURSING studies to various people so that they may be able to spread such knowledge to individual people on how to be aware whilst taking care to HIV/AIDS affected patients, in order to avoid more transmission of the said HIV/AIDS from affected patient to others.
This kind of knowledge are almost being given as an additional to Home Based Care volunteers.

In sanaa (arts) we learn various skills as “uchoraji” (drawings) “ngoma” (Natural drams) and “maigizo” which are very helpful whilst rendering services of Information Education and communication (IEC). This kind of arts helps to draw people near that can then help those youth to spread message of HIV/AIDS prevention.







SIKU YA WAZEE (The day of elderly)

Nianjema also have very interesting days to share talks and play with elderly people (Ngoma ya wazee). In this day Nianjema is providing palliative to elderly people (wazee) by sharing food with them and others support as salt, sugar, dagaa and clothes. Nianjema needs wazee to be advised and wazee needs Nianjema to be supported.
