Is the project implemented by NIANJEMA NEEDY FOUNDATION (LOCAL NGO) aimed to enable people them that have not enough able to collect large amount of money at once for a house construction but can slowly manage to pay, depending upon their income per month or per year.
IN VILLAGES
Majorities of people around Tanzania live in “Mbavu za mbwa orTembe” houses, basic wooden frames covered with mud. Almost 75% of people live in houses with bare earth floors. Leaking roof leaves pools of water inside the house, providing localized breeding grounds for mosquitoes. Those houses are almost always overcrowded and required tremendous amount of maintenance, while entire walls often collapse in rainy season.
This types of housing exposes families to all kinds of health and safety risks especially from ticks and insects concealed in unfinished walls and snakes in the thatch, parasites seeking human hosts and malaria mosquitoes entering through unscreened windows and door ways. The majority of families also either shares, or has no access latrine: significantly increase risk of diseases such as dysentery, diarrhea and typhoid fever.
IN TOWNS
Low income families are frequently forced to pay high rent for appalling accommodation. Extended families often live in one or to rooms, sharing inadequate facilities with more than eight families.
THE LOW COST HOUSE.
The said low cost house can be built according to the desire or income of any one who need it. It is not a free house but any one who needs it will suppose to pay not less than 0.05% of the total cost of the said house per month, within ten years, so as to sustain the said project.
The low cost houses consist of two to four rooms built with walls of burnt bricks or cement blocks, solid foundations, cement floors. Screened windows, roofs of corrugated iron sheet, cement and sand tiles, ceiling boards, master bedroom with flash latrine, bathroom, store, kitchen two or three other separated rooms of equal sizes, plastered walls and paint. The above type of low cost house will be calculated depending on size of each plan.
WHO CAN APPLY
Any one can apply e.g. Government schools Orphans homes, faith based organization, Non Government organizations and individual person of any sex.
HOW TO APPLY
Get an instruction at NIA NJEMA local Offices. See address bellow. Also the applicant will suppose to complete form no, 1-5. Any applicant must have a plot surveyed by district land officer or any plot certified by ward or village executive secretary.
WHERE DO WE BUILD (CONSTRUCT)
Any where around Tanzania mainland, regardless distance from where you fill or register the home owner form. But will depend upon the number f applicants them that wants to built where you desire to build too ( they must be not less than ten applicants)
WHAT ACTUAL DO WE FUND (CASH)
Our aim is timely helping only to build a house. We do not fund money. Every one will suppose to deeply and carefully learn all conditions of the said low cost house before application.
CONTRACT FORM
Is an agreement form to be made between borrower and facilitator
(Organization) before court or commissioner for oath, with the following conditions.
1. That, if a borrower is an employee the credit will be deducted install mentally from the monthly salary by 25% of the basic salary. And NIANJEMA Needy foundation will issue receipts for each delivery of cash made by a borrower.
2. That, installment scale will work for approximately two to ten years depending on the promotion and demotion of salary scale or an income of the borrower (payer)
3. That, if the borrower is business or any other person, will require to pay 0.05% of the whole loan depending on income.
4. That, the construction of the house will officially be committed to start just signing a legal contract, availability of building site (plot) and advancement payments.
5. That, the borrower will be handed over a completed house as well as to proceed with install mentally settlements system till the end of loan.
6. That, if the borrower will be able to settle out the loan at once or increase the installment scale, will have to inform the facilitation management and obviously will be allowed.
7. That, if the borrower will decide to stop the monthly delivery due as issued by contract, mean while construction is on progress, the facilitation management will issue three monthly notification in three intervals within 90 days ( three months) before Nationalizing the whole property.
8. That, this construction is applicable to all regions including their District in main land wherever the borrower will have applied for.
9. That, if unfortunately the borrower dies
(a) For completed House
i. Inheritors will e required to proceed with a contract of delivery they may rent out the house to tenants so as to manage the installment scale made by the borrower (deceased)
ii. If the inheritors will fail to meet the contractors conditions made by the borrower (deceased) The facilitators has the right to take over the house and sell it, so as to balance between the credit (Loan) and if any access amount after selling the
iii. house and if any access amount will be found it will be the right of inheritors to be paid back.
(b) For Incomplete house
iv. If Inheritors are able to carryout duties agreed in a contract by a borrower (deceased) they will have the right to possess the house after completion of settlement.
v. If inheritors will fail to settle out the installment scale as seen in a contract, Building site together with constructions work done will be sold by the facilitators. Comparison will also be considered to see if any access amount after selling the whole property. And if any access the facilitators will do some refund to inheritors.
